Foundation Crack Repair
Different types of cracks can appear on your foundation, and it helps to know how to differentiate them. The cracks mostly appear on the floors and walls when the material used on the foundation shrinks or expands as it dries. For instance, wall shrinkage cracks can appear randomly when the concrete on the wall dries up. Wall settling cracks can also appear diagonally, vertically, or horizontally. These cracks are usually caused by stress that arises from improper settling of the foundation.
When water seeps into basements, it can lead to cracks in the concrete walls. While this is rarely a structural concern, homeowners should still do what they can to prevent cracks from becoming worse. There are several options for foundation crack repair. One solution is called crack injections, where we fill the cracks with fast-curing epoxy. Crack injection is a solution in which technicians use a high-pressure system to inject polyurethane or epoxy (depending on the severity) into the cracked concrete.
Window Well
Window wells prevent water from leaking into your basement windows. Any window that is below grade is vulnerable to flooding and should be protected. A drain is installed within the window well that will provide a positive drainage point that will carry water away from your foundation wall.
Without proper drainage water will pool in your window well. If the drain is blocked it needs to be inspected and likely repaired. Also, if the well itself is bending away from the wall, or lifting up, then it should be re-attached or replaced.
Window well drains are the most effective way to ensure water does not accumulate in the well and threaten to leak into your basement.
Sump Pump
A sump pump keeps your basement dry by redirecting water away from your home’s foundation. In most cases, it is installed below the floor of your basement and may be connected to the weeping tile system surrounding your house, giving water a place to drain. Fortunately, installing a sump pump ensures that water is collected and deposited away from buildings, so your home won’t incur any water damage. It’s just as important to be diligent about sump pump maintenance, especially if you want to avoid unexpected sump pump failures.

French Drain
French drains are typically placed around the exterior of the foundation and are used to divert water from standing or pooling that can cause structural damage. Similar to a roof gutter where rain water is directed to a downspout, French drains manage surface water at ground level. The simple design consists of a sloped trench filled with gravel and perforated pipe. As rainwater and other surface water soaks into the ground, it is filtered through the gravel into the pipe and channeled through the trench to a collection point away from the foundation.
Outside Membrane Install
Exterior waterproofing (or sometimes known as external waterproofing) repairs your leaky basement from the outside of your home by exposing the foundation and applying the necessary waterproofing material to create a foundation.
This creates a waterproofing system that will redirect and disperse water away from your foundation walls.
It is intended to stop water before it has a chance to pass over or through the foundation wall. This eliminates the damage the water can cause to the foundation wall itself as well as other components of the building or personal belongings.
Exterior waterproofing membrane may be the best solution to keep your basement dry as crack injections are not applicable in these cases.
